Position Overview

This position reports directly to the SVP of Portfolio Team and is responsible for supporting all aspects of portfolio management for Northwood's investments in the US. While the role spans multiple asset classes — including office, industrial, mixed-use, retail, and hospitality — it will have a primary focus on multifamily assets. This role will heavily interface throughout all departments and portfolio companies and will play an integral role in supporting the performance of and reporting for the portfolio. This role will cover directly or support the quarterly valuations process, internal reporting and analysis, investor reporting, asset plan creations, and the development of an industry leading financial platform. The ideal candidate has real estate accounting, financial reporting and/or asset management experience and is looking for the opportunity to get broad exposure within a top private equity firm.

Specific responsibilities include:

  • Prepare and review quarterly valuations and support annual asset planning process for a portfolio of assets:
  • Develop comprehensive understanding of asset valuation drivers, analyze changes in asset values and document findings. Prepare summary presentations and present results to senior management and investments team
  • Develop relationships with Asset & Investment Managers. Periodically visit properties and attend budget, leasing, and asset plan meetings to become intimately familiar with all aspects of assigned properties
  • Support valuation automation projects and assist in enhancing reporting processes, procedures, and analytics. Capture relevant data points and assumptions in data repository
  • Assist in other asset performance tracking and planning processes (budgets, forecasts, recovery audits, annual rollforwards, etc.)
  • Support annual asset plan process. Work closely with Asset Management and Investment teams. Take ownership for data collection, analysis, report preparation and review of asset plan presentations.

Financial modeling & reporting:

  • Build and maintain valuation, asset plan, budgeting, forecasting, waterfall, cash management, debt covenant tracking, scenario analysis, and other relevant models.
  • Oversee collection, consolidation, and review of monthly financial reports from operating partners. Explain budget variances and provide insights to asset management.

Support internal and external investment and portfolio reporting:

  • Provide performance analysis and reporting to Asset Managers on a regular and ad hoc basis
  • Maintain reporting dashboards and templates for Northwood leadership. Focus on providing real time performance tracking metrics.
  • Support investor reporting working directly with Investor Relations. Includes annual investor meeting preparation, quarterly investor letters, scheduled data requests, and ad-hoc analyses.
  • Prepare and oversee monthly, quarterly, and annual portfolio level and investment level financial reporting for investors as well as senior management

Develop comprehensive understanding of company systems and processes. Become proficient in efficiently accessing and analyzing data. Focus on data cleanliness and accuracy across all Northwood Platforms:

  • Responsible for maintaining data marts, spreadsheets, and other information systems to ensure that the team can provide accurate, real-time portfolio management information to various users
  • Proactively identify, and make corrections, where there are areas of deviation between the information stored in various systems and provide recommendations for improved data transfer.
  • Support development of unified data governance processes across all Northwood platforms

Candidate Qualifications and Attributes:

Education/Experience

  • Bachelor's degree in finance or accounting
  • 3-5 years of real estate financial analysis, valuations, and portfolio management experience
  • Prior experience with private equity or real estate funds
  • Experience with a variety of asset classes — including office, industrial, mixed-use, retail, and hospitality — is preferred.
  • Multifamily experience is required and will be a central focus of this role.

Technical Skills

  • Ability to manage/maintain large amounts of data and review for accuracy
  • Understanding of complex real estate investments and financial metrics with the ability to identify unusual trends or inaccurate data. Deep understanding of financial statements and accounting nomenclature
  • Outstanding quantitative analytical skills, problem solving skills, and exceptional attention to detail
  • High technical mastery. Must be highly skilled in Excel modeling. Experience with other analytics, modeling, or data platforms a plus.

Soft Skills

  • Ability to take initiative and function independently; effective time management is critical
  • Candidate must possess strong personal character and a commitment to integrity and ethical conduct
  • Strong communication skills are a must as this individual will interface across all of Northwood's platforms
  • Anticipated travel – less than 10%
