They will oversee strategy and execution for the global real estate portfolio, including acquisitions, leasing, and sales. Further, this senior specialist develops and performs continuous improvement studies in vendor management, contract processing, negotiation strategy, and process standardization, creating tools to increase the efficiency and effectiveness of real estate and sourcing practices within Compassion. Building and nurturing landlord and vendor relationships as strong internal stakeholder relationships is a key component to the success of this specialist. Further, she or he often coaches and oversees the work of other specialists and related staff.* Maintains a personal relationship with Jesus Christ. Is a consistent witness for Jesus Christ, maintains a courteous, Christ-like attitude in dealing with people within and outside of Compassion, and faithfully upholds Compassion’s ministry in prayer.* Acts as an advocate to raise the awareness of the needs of children. Understands Christ’s mandate to protect children. Commits to and prioritizes child protection considerations in all decision-making, tasks and activities across the ministry. Abides by all behavioral expectations in Compassion’s Statement of Commitment to Child Protection and Code of Conduct. Reports any concerns of abuse, neglect or exploitation of children through Compassion’s internal reporting process and appropriately supports responses to incidents if they occur.* Leads the global real estate acquisition process for both owned and leased properties. Accountable for all aspects of due diligence . Conducts feasibility studies to assess the viability of property ownership globally and leads the collaboration cross-functionally with field office management throughout the acquisition process for both owned and leased facilities.* Serves as lead real estate expert for owned and leased facilities, ensuring right-sized footprints and lease terms are achieved. Develops Return on Investment (ROI), Net Present Value (NPV) models, and performance metrics for buy/build initiatives, presenting findings and recommendations to leadership.* Oversees site selection process and ensures condition assessments, facilities renewal projects and tenant improvements are appropriately and proactively represented to leadership.* Monitors building occupancy factors.* Lead identification, evaluation, and acquisition of real estate assets—both owned and leased—to support strategic growth and portfolio optimization.* Conduct comprehensive market research, financial modeling, and property valuation analyses to inform decisions.* Negotiate lease agreements, purchase contracts, and terms with owners, developers, brokers, and vendors.* Manage due diligence processes—including inspections, zoning review, feasibility studies, and compliance with legal/regulatory requirements .* Monitor portfolio performance and utilization, recommending optimization actions, renewals, disposals, or redeployment .* Develops project scope of work through discussions with Compassion’s internal functions and aligns facility plans to support the agreed upon business objectives.* Resolves vendor and landlord-related problems with regard to specifications, timing, quality, quantity, and delivery.* Participates on or leads teams that develop and implement strategies for cost reduction, supplier consolidation, service delivery improvements and process efficiencies, such as negotiates favorable terms, volume discounts and long-term contracts with suppliers* Institutes contractual relationships with service providers, coordinating contract and purchasing activities, including development, negotiation and transition. Participates in creating, negotiating and incorporating contract amendments, renegotiating the contract, if required, to accommodate scope changes. Provides contract expertise to legal staff and other key stakeholders* Serves as a prominent member of teams that develop and implement strategies to effectively procure supplies, materials and services to fulfill Compassion ministry programs.
